Why 2026 May Be the Best Year to Buy Seattle Real Estate
For the past few years, many buyers have been sitting on the sidelines waiting for one thing: lower interest rates.
While rates remain in the mid-6% range, something even more important has happened—buyers finally have options again.
Today's Seattle real estate market isn't about rushing into bidding wars or making decisions in a matter of hours. Instead, buyers are finding a healthier, more balanced market with increased inventory, more negotiating opportunities, and time to make smart financial decisions.
More Inventory Means More Opportunity
Seattle has seen a meaningful increase in available homes compared to last year, giving buyers far more choices than we've experienced in recent years. Before purchasing a condominium, buyers should understand:

- Upcoming special assessments
- Current litigation, if any
- Rental and short-term rental restrictions
- Pet policies
- Owner occupancy ratios
- Monthly dues and what they actually cover
- Deferred maintenance throughout the building
These are details that can significantly impact your investment long after closing.
